Sustainability in the construction and management of real estate

AXA Switzerland’s real estate portfolio is managed by AXA Investment Managers Real Assets Switzerland (AXA IM). For years, AXA IM real estate experts have been analyzing its portfolio based on ESG criteria in order to continually improve the sustainability of its real estate holdings. Constructing sustainable buildings that work well both for their occupants and for the environment is very important to AXA Switzerland.

As with sustainable investments, AXA IM also pursues a uniform approach in constructing and managing sustainable real estate properties. This is why ESG criteria (environmental, social, governance) are systematically incorporated into decisions along the entire lifecycle of its properties. In all three ESG segments, AXA IM makes sure to regularly adapt the current conditions to these criteria.

AXA's sustainability strategy

The sustainability strategy for real estate is based on the AXA Group’s overarching global sustainability strategy and the three-pillar principle:

  1. Decarbonization of our portfolio of buildings
  2. Resilience to climate and transition risks
  3. Building for the world of tomorrow

The first two pillars prioritize increasing energy efficiency and reducing the environmental footprint of the real estate portfolio as a whole. Our energy consumption and emissions targets are aligned with the 1.5 degree goal of the Intergovernmental Panel on Climate Change (IPCC). So AXA IM is striving to achieve net zero carbon emissions in all the real estate portfolios it manages by 2050.

Every year, AXA IM renovates a number of its buildings. The focus is on increasing the energy efficiency of properties and cutting their carbon emissions. In new-build and renovation projects, preference is given to natural and low-energy materials. By promoting renewable energies and abandoning fossil-fuel heating, we are significantly reducing the carbon emissions of our real estate.

In addition to energy aspects, AXA IM also incorporates biodiversity criteria and social factors into its real estate development and management. Trends and developments in society are also taken into account.  As an example, AXA IM greens flat roofs in order to create a corridor of habitats for wild animals and insects. Another of AXA IM’s goals is to enable its tenants to enjoy elderly friendly and barrier-free living. And it is equipping some of the parking lots at its properties with electric charging stations.
